The recent $418 million settlement announced by the National Association of Realtors (NAR) has stirred speculation about the future of real estate agents. However, it's essential to understand that this settlement, which brings about changes in practices related to broker commissions, does not undermine the indispensable role that real estate agents play in the homebuying process.
Effective from mid-late July 2024, the settlement will introduce changes such as prohibiting the sharing of compensation offers on multiple listing services (MLSs) and mandating written agreements between MLS participants and their buyers. However, it's crucial to note that these changes do not affect the negotiability of commissions between buyers, sellers, and their brokers.
Consumers will continue to have various options when compensating the brokers they work with, including fixed fees, concessions on the sales price, or cooperative compensation shared between sellers and their brokers. This latter option is particularly vital for lower and middle-income homebuyers who may already face challenges in saving for a down payment.
